广东省住建厅、工商局发文:房地产销售广告禁止宣传楼王–广东频道–人民网 原标题:省住建厅、工商局发文规范 房地产销售广告禁止宣传楼王   为贯彻落实《中华人民共和国广告法》、《房地产广告发布规定》等法律规定,规范我省房地产广告活动,保护广大群众合法权益,广东省住房和城乡建设厅与广东省工商行政管理局29日发布了关于进一步规范我省房地产广告活动的通知。   通知要求,发布房地产广告应当具有有效的证明文件。预售商品房项目必须取得项目所在地住房城乡建设、房地产主管部门核发的商品房预售许可证,房地产开发企业、房地产中介服务机构才能发布该预售商品房项目的房地产销售广告。   房地产销售广告的内容必须真实、准确,不得有误导、欺骗公众和不符合预售的商品房项目的内容,并载明商品房预售许可证的编号和发证机关。商品房销售广告和宣传资料所明示的事项,当事人应当在商品房买卖合同中约定。   房地产项目位置示意图应当准确、清楚,比例恰当。房源信息应当真实,房屋面积应当明确表明为建筑面积或者套内建筑面积。房屋价格应当清楚表示为实际的销售价格,并明示价格的有效期限。   房地产销售广告禁止发布以下内容:含有升值或者投资回报的承诺;以项目到达某一具体参照物的所需时间表示项目位置;对规划或者建设中的交通、商业、文化教育设施以及其他市政条件作误导宣传;含有风水、占卜等封建迷信内容,有悖社会良好风尚内容;宣传地王、楼王;法律、法规、规章禁止的其他情形。   通知还提出,房地产开发企业、房地产中介服务机构发布虚假房地产广告和印发虚假宣传资料,欺骗和误导购房人,使购房人的合法权益受到损害的,应当承担民事责任。对于虚假违法广告,广告主对广告内容的真实性负责,广告经营者、发布者明知或者应知广告虚假仍设计、制作、发布的,应当依法承担法律责任。(刘倩) (责编:杨杰利、张海燕)相关的主题文章:
